If you let a property in Wales you must have a satisfactory Electrical Installation Condition Report, and you need to keep it renewed at least every five years, or sooner if the report itself sets an earlier date, with a copy given to your tenants. An EICR is a structured inspection of everything electrical in the property, from the consumer unit to the furthest socket, and every observation is coded so you can see what's safe, what needs attention and what has to be put right before the report counts as satisfactory. It protects your tenants, and it protects you as the landlord if anything is ever questioned.
