Electrical Safety Reports (EICR)
An Electrical Installation Condition Report (EICR) is a structured inspection of everything electrical in a property, from the consumer unit to the furthest socket. It tells you what's safe, what needs attention and what can wait, with every observation coded and explained.
Landlords in Wales must keep a satisfactory EICR for their rented properties, and homebuyers use them to avoid expensive surprises. Whatever the reason, you get the formal report plus a plain-English summary. If anything needs putting right, I quote it as a clear fixed price and certify the remedial work.
Electrical testing and inspection in Caerphilly
An EICR, an electrical inspection, electrical testing and a periodic inspection are all the same job. Different people call it different things. It is one full check of the wiring in your property against the current safety standard, and it ends with a written report you can hand to anyone who asks for it.
I am based in Caerphilly, so most jobs here are a short drive. If a letting agent, a mortgage lender, an insurer or a buyer's solicitor has asked you for any of those, the report I give you is the one they want.
Fixed wire testing for landlords and businesses
Fixed wire testing is the same inspection under a commercial name. Shops, offices, salons and small units have it done for their insurance, for a lease or to stay on the right side of their duties. Landlords in Wales need a satisfactory report before a tenancy starts and then every five years.
I am DBS checked, so I can test occupied properties with tenants at home. That keeps it simple if you are letting from a distance. For a business I work around your trading hours where I can, so you are not shut while I am in.
What your report actually tells you
Every problem found gets a code. C1 means danger is present and I make it safe the same day. C2 means it could become dangerous and needs putting right. C3 is a suggestion rather than a fault, and your report still passes with C3s on it.
Plenty of people are told their property has failed when it has not. I go through the codes with you in plain English. If something does need doing you get one fixed price before I start, and a certificate once it is done. Most homes take two to four hours.

Safety reports questions, answered
How much does an EICR cost?
A typical home broadly costs £150 to £300, depending on the size of the property and the number of circuits, with larger homes and HMOs a little more. Landlord and multi-property rates are agreed up front, with a clear fixed price before I book you in.
How often should I have an EICR?
Rented homes need one at least every five years, or at a change of tenancy. For your own home, every ten years is the usual guide, sooner for older installations and when buying.
What happens if the report is unsatisfactory?
It just means one or more items need attention. I explain exactly what they are in plain English and give you a fixed price to put them right.
How long does an EICR take?
Two to four hours for most homes, depending on size and the number of circuits. I work cleanly and put everything back exactly as I found it.
Is an EICR the same as electrical testing?
Yes. An EICR, electrical testing, an electrical inspection, a periodic inspection and fixed wire testing are all names for the same job. Whichever one you have been asked for, this is it.
Do you do fixed wire testing for commercial premises?
Yes. Shops, offices, salons and small units across Caerphilly and the valleys, tested and certified, planned around your trading hours so you stay open.
